IMHO save your hard earned $$$$$ ..If there is any issue it will surface in no time.

From my previous experience home inspection was a joke as even I knew more than what I was told .. Most of their report read like ( replace roofing with everything else that was inspected in home )

"Sir roofing is about 12 years Old .. It may require replacement .." Duh ..even my 10 years kid knew it.

Spend few hours and check each and every part of your house yourself. For example, check all plumbings and see how all faucets are working. No dripping/overflowing from toilets. Take a night light and plug in all outlets to see if all are working. Check roof shingles to make sure their edges are not wrapping up/curling up. Check windows/doors for any heat loss on a cold day - try to sense from from top of fingers when you move them around the joints. Visually check any sign of mold/moisture. Check for windows/doors openings - how they are operating and may need a spray of WD40. From outside, make sure the slope is away from the foundation and rain water discharge pipes are also dispensing the water away from the foundation. No standing water near foundation. Get a powerful light and pop in to the attic and look around for even spread of insulation. Don't climb over the ceiling yourself. You need to walk over the rafters otherwise it could be a mishap. Mostly all common sense checks. You can also google 'DIY home inspection tips'.

If still not comfortable, on any sunny and warm weekend, invite few CD members at your place and you will get a thorough free home inspections from multiple perspectives. Don't forget to visit LCBO first.

Some times a buyer together with the other bidders, get into a BIND. They are not sure if the price that they bid will get them the property that they are desirous of landing. So, they wait till such a time when they are 100% sure that they have fully accepted the price offered and then closed the deal. At that time they heave a sigh of relief and take a breather.

STILL, they are of Two minds, one that says that they should get a proper evaluation done, by a Professional Home Inspector, regardless of the previous bidding outcome and of course the second thoughts are don`t spend the money now after all of the bidding wars and the great outcome from it, and NOT CLOSE THE DEAL, because there is a crack in the basement wall.

One thing that I must say here is, if some one else is going to fix the defects and you feel that it has many and a few will be to your advantage, then GO FOR IT. You haven`t put your John Henry on the paper as yet. Any lawyer will back you on that too.

But the next question will be.. Can the seller back out now!! WILL HE, if so the dollars that you will spend will be for nothing.(Once again) He also gets a free inspection from you. TWO STRIKES..

Hi,

Thanks for your feedback.

The house is closed so there are no intentions of holding the seller or backing out.

The intent was from a pre-emptive or preventative maintenance perspective...Perhaps I should be looking for pros other than Inspector.

CD get together idea is swell ... will have to except out LCBO otherwise I might risk impaired assessment :)

The owners told us that the roofs were done 2011, CAC - 2014 , Windows also 2014 .. and they did have the year on them plus the furnace also 2013 (Carrier brand high efficiency)

However now that the weather warmed up , I did see some slabs sloped towards the foundation besides wanted to check the feasibility of getting a door cut from the garage to the house and also a stairs from the rear end upper level balcony to the lower level deck ....... But none of this is immediate - hence will take it as it comes .....

Fido, to me it looks like you are planning modifications and for that you should talk to a general contractor rather than home inspection. You could also get home inspection done knowing fully well that nothing may come out of it out of whatever amount you spend on them since purchase agreement is already done.

I get it now and thanks you all again for your sincere advice.

Yes R_C , as you have pointed out , I might be better off with a general contractor rather than an inspector at this stage -- what AG and others must have also implied.
