Donmills and Sheppard

Hello all,

There is quite a lot of development happening at Donmills and Sheppard - like emerald City Condos and Ultra/Legacy by Monarch etc. I was wondering if anyone can comment on that area (from both residential and invenstment prespectives).

Understanding recession and assuming the market will probably correct itself some time in the future - would getting a condo in that are be advisable ? I understand the Pros for that area is fairview mall, access to 401, DVP and 404 from right there,

With the transit city hype and all the expected changes - I think the area is to get better with time. I am looking for other's opinoins :)

I lived in that area for 7 years until 2002 (just when the subway was about to be opened). The area is nice and centrally located. You have access to both N-S and E-W highways as well as the subway right at your doorstep.

The only drawback I see there is the apartment bldgs around Parkway Forest & Forest Manor. A lot of new immigrants come to those bldgs.

The Elementary school at Forest Manor is a very good school. My kid attend that school.

There is also a private swimming pool and day care around there.

Can you please elaborate further how this is a drawback on owning property in that area? I am not challenging your opinion just wanted to know the reason as I am also tracking the new developments in that area and it looked attractive to me. Would appreciate your knowledgeable observations.

Living in a luxury condo in the midst of rental apartment bldgs would probably drop the resale value of the condo.

All the new developments being created in the surroundings of that area are well priced and a 2 bedroom condo (preconstruction) is around 275+. Understanding what your point is - why would they price the property such if the area will have a disaster in resale values. I am junior at real state discussions however i was interested based on your comment.

I'm not saying - it will - it probably may, put it differently, the price may not go as high as it should.

At the same time, the proximity to two major highways, the subway and Fairview Mall, will contribute to the +ve side of things. Not to mentioned the direct subway access that Emerald Condos have planned.
