Best sites for advertising rentals

Hi all,

We are looking for some advice on the rental platforms where we can advertise our basement to get good tenants, preferably desis. We posted our ad on craiglist over the weekend and we got an overwhelming response however most of the people were, to put it nicely, 'super-aggressive' 'non-desis' (you get the picture). A few guys even insisted that its only fair we take their deposit right away since they came all the way and are so interested in the unit (we somehow gently excused ourselves).

Anyhow, we have since taken down our craiglist ad and we are just looking for sites that 'non-freaky' people browse LOL.

Any suggestions are much appreciated (of course, we've already advertised it here on canadiandesi :))

Got your motive.
If you want good tenant, advertise in CD as mostly only decent immigrants only use this site and most of them are educated and good people.

You canot advertize Desi's only in Kijiji/ Craigslist as it will draw a backlash. However you can say (i think) that new immigrants only required. That may reduce the number of potential tenants.
If I were you, I would screen off the names in Craigslist / Kijiji to Desi's ones. Then you can alsways call the desi and interview him (Desi's donot mind).

In case by mistake you have invited a person to whom you donot want to give your rental unit, you can always say that a person is already interested by that he is a bit late. Say that you will call after a day after confirming if he is renting or not. Then you can call the next day and say that the person has confirmed his tenancy by submitting the full advance.

First I would screen by names. A Manjeeth Singh or a Subramaniam swamy or an Adam Throat is acceptable to me. A Obusanyo Okkalawa or a Ivan Igor or a Grace Rosalin may be rejected by me.

Try putting up flyers at your nearby Desi Grocery shop. If you want to have further screening, you can put up flyer in a language who’s tenant you need.

If you need desi's only then this the best way to get a response.

Just keep a rental application form ..its a standard form ..just like big rental buildings keep. Google the form or visit the websites of various rentals to see those forms. Whatever procedure big rental bldgs and condos follow, do the EXACT sane thing for your basement and you will be fine

Ask people to fill up the form and tell them you will get back to them and NOTHING will be decided on the spot.
Tell them you will consult your real eastate lawyer before making any decision..even if you don't have a lawyer, this will scare brokeass bad people :grin:
Then throw the forms of undesirable people in garbage.

In the ad itself say :

1. 12 post dated cheques required. ( maybe 10 , as first and last month will be by certified cheque ONLY )
2. First and Last month rent will be by certified cheque only.
3. 2 pieces of Photo Id required.
4. SIN card required.
5. Thorough credit check and background check will be done.
6. Professional work/job references required..NOT personal references.
7. Previous landlord references and history will be checked.
8. NO smoking and NO pets.
9. Job letter and recent pay slip required.
10. Recent Bank Statement required.
11. Tenant insurance rquired and its a MUST..and MUST be taken by the tenant.
12. 1 year lease signing is a must.
13. Have a iron clad lease agreement !..and you will be fine :)

Some of the above things can be faked or photoshopped , so be careful. Sometimes you will get a good refernece from a previous landlord, but that's bcoz he just wants to get rid of his problem tenants and make them someone else's problem..lol.

Lot of these above things will eliminate fake and aggressive people :). The rental vacancy in GTA is less than 1 % , so inspite of these strict conditions , you will get lot of good tenants. :)

@adamthorat, i like your idea of telling people that i'll be consulting with my real estate lawyer..haha! agreed - that should filter all the bad guys out.
