This is no way not admitting that the bubble is driving locals crazy. We don't want the bubble to burst hard, but neither want the ultimate burst. Just a little correction would be fine with economy being intact.

Donald Trump says he would make further real estate investments in Toronto, despite talk of a bubble in the city.
“I think Toronto's a great place, it's a great real estate place, well run, and now that I'm here and will be here, I'd come back also to Toronto,” he said in an interview in the Trump International Hotel & Tower.

Mr. Trump and his children were in Toronto Monday for the official ribbon cutting ceremony at the tower, which has been up and operating since the end of January.
Mr. Trump volunteered that he would do a second project in the city if the right opportunity came up.
And he said that neither the economic outlook for North America, nor the prospect of much higher interest rates down the line, dent his real estate ambitions.
“It's cycles,” he said.
“Rates are low right now, they'll be higher. That's why it's a great time to buy at Trump International in Toronto, because you can get a great mortgage today,” said the consummate salesman. “Real estate is largely based on financing and mortgage markets. But this is a great time to buy an apartment right in this building.”
The building has 118 residential condominiums and 261 hotel condominiums. In total it is about 80 per cent sold, officials with the company say.

While waiting for this "when"; now it is becoming "even if"..so basically some experts from last 5 years have been thinking that "when" market crashes I will buy house on low. Now the situation is that "even if" market crashes I cannot afford those houses which are even 5 years older now. Now what if till this level there was no bubble only..I mean the latex was more compressed/over-deflated and now probably it is at the size where it needs to be? If, from this level it starts to inflate? given the geo-political and economical situation there is enough gas, even if it is from external sources, to pump the bubble...
Bubble will be there in Canada but it will not happen now... it may take 10 to 15 years by the time most of us will be well set or bankrupt
I personally believe , only consider only for your personal use house is your safe asset - any other RE investment is simply investment as should be consider as strictly investment like other investment - and of course any investment comes with risk.
Future we cant predict but all i can say is RISK REQUIRED PATIENCE - specially, A low risk (RE) investing approach requires patience

I am wondering that we are still discussing if there is a RE bubble or not when Jim F, BOC and banks are telling clearly. Some people can not read the clear message. Canadian banks are not ready to take risk even with 20% down payment.

20% downpayment? People are buying it at 100% down...just come to GTA and try to buy a property at list price, you will feel as if you won a lottery!
