I am co lease holder in the apartment. I want to move but my roommate wants to stay.
Please provide the information how to get rid of this co-tenancy.
Can I move by giving notice to landlord about breaking the lease?
Should I find a sublet for my roommate?
Should I hire a lawyer to solve this problem?

Normally a student lease is just for the duration of the terms at the universities. Not knowing the lease I cannot comment. Take a good look at it. Also contact the owner of the property and see what he wants from you, if you want to break the lease. Also see if he is agreeable to a replacement in your place for the duration. (Generally for a few months only). You may be lucky to get another student who wants to study in the summer break to make up deficiencies. (i.e., SUBLEASE)
Some times cutting the rental by a few bucks will attract a few of the students who are living right under your nose and they regroup and just occupy just one unit there. For this you post it on the bulletin board there. Or into the Kijiji or Craigslist.
Do not hire a lawyer, it will become a costly affair.
Most of the Landlord will want his ounce of blood, all of the remaining rent from the lease, hence the request to him what he will settle for? Some times they have a waiting list with them and they will call the next one in their list and also take a few bucks from you and let you go. Make sure you are completely off the lease before you move out. No HALFAST closure. Put it all on paper before you leave. Keep a copy signed by all of the concerning parties.
Also there is a Student rental section associated with the Ottwa U., and they will tell you EXACTLY what it is that you must do. See them first. Nothing is lost.
