My passport expires in May 2006 and has been sent for CA Immig Visa to buffalo.
After it comes back with the visa, I plan to send it to my country's embassy to get a new passport.
Can I land in Canada with my CA Immigration Visa in my old passport (I will be carrying my new passport with me)?

I don't think you can do that as the COPR(Confirmation of PR) document and the visa on your passport will have your old passport number. It will be invalid if you get a new passport.
Better to land and then get a new passport.
Why don't you apply for a new passport from Canada itself after landing if you are going to stay in Canada or from USA itself if you are going back to USA. You seem to be having plenty of time left in your pasport.We got our passport issued from USA, when the old one expired. We are carrying both the passports for travelling outside the country, whether needed or not , just in case...

Validity of your immigration Visa will be one year from the date of your medicals or the expiry date on your passport , whichever is earlier.
In your case it may be May2006 or earlier.
Hence you can land before Visa validity expiry date and the you can apply for a new passport either in Canada or in USA where ever you plan to stay.
