Baby boomers (people born between 1946-1964) are about to turn mid 60s. Mature homebuyers will drive three-quarters of the housing growth in Canada over the next decade, according to Clayton Research, a real estate economics consulting firm in Toronto. For developers of retirement communities, the challenge is to figure out what this generation of retirees wants in a home, and in a community."One of the trends right now is aging in place," says Clayton vice-president Peter Norman. "Instead of buying a new place, people are opting to renovate existing home for retirement." Norman says this trend partly accounts for the healthy home-renovation market, which has jumped around 10% each year for the past decade.

As per one retirement community developer, securing and zoning land is increasingly difficult, and starting a retirement community is capital intensive. Land alone can range from $50,000 to $200,000 an acre, plus infrastructure costs for each individual lot and more for a clubhouse and other amentites.

A focus group can be a good idea to discuss the needs and wants of our desi community. Before, some developer can put together some floor plans it would be a nice idea to discuss what we as future customers may want- recreation centres, indoor pools, golf courses, places of worship, clubs, gourmet kitchens, yoga centres, healthcare to name a just few.

This could be the last home one might own.

Sure, i would like to give my input.

1) I would be interested in a house around Niagara, so we are closer to Buffalo airport for our occasional travels.

2) Preferably near river or ravine.

3) Preferably maintenance free. Would like to pay our own heat, hydro and property taxes i.e. freehold.

4) Would be nice if it has a good backyard and a small of front yard. Front yards are too much of work to maintain.

5) Good recreational aminities to kill time in retirement.

Will add later if something else comes to mind.

FYI - I am not closer to my retirement, though always dream of winning 6/49 and retiring.

I have put some time to research retirement homes, adult communities, seniors homes etc for desi's in the past. My research when I did it boiled down to this.

Senior Desi's were still stuck in the past. This was the typical answer - "we'll live wherever our children live". They want to live with their children. They want to play with the grandchildren.

I asked the children what they wished for their parents when they retired (or now that they are retired). Number one choice, go on an extended holiday to India. In other words - get outta here.

In some cases, the seniors were in need of severe care. Most, I am glad to say were decently taken care of at home. Although someone in the family had to sacrific a career or personal time to do this. At the suggestion of a seniors home option, most children felt shame and guilt. They were receptive to a "day care" type set up. That is for either in-house (with a care-taker) or out-sourced (community centre/mandir/mazjid etc)

I am not saying this is not changing. I am a baby-boomer but I am not planning on becoming a burden on my children. Should it become necessary I would go to a seniors home. And for that, I would LOVE to see a desi home.

A geriatric ward for basic health care/diagnosis would be an added incentive.
Not sure how it would work out in Canada(private?/public?) though.

Plenty of those in the UK - my own grandmother lives in one and couldn't be happier. She has her own circle of friends, they go on religious excursions and even to the seaside, etc.
