wht is ppl's exprience in renting basement property, rooms etc in house?

what about insurance? do u need third party insurance? what happens, if room on rent and accident happens, can insurance company give trouble.

wht are the problems and solutions for basement appartment, when its not legally registred with CITY?

Town houses or Linked houses or Semi Detached or Detached properties are listed as single family dewelling unit. That means only meant for single family. When you took mortgage, one of the clause you signed states that condition. Basements in these properties are not supposed to be used for apartment purposes and city does not give permit for such use. When the basement is finished, I believe you need to get clearance from Certified Electrical Contractor and Fire Marshall Office. If you put kitchen appliances in basement, Fire Marshall will not give you clearance.

This is the law.

Now comes reality, who cares. You walk on a street in Mississauga, I believe every second basement is on rent. You should be careful what you do and whom you rent to?

However, there are basement rental property which are registerd legally for rent. How that is done?

Also, if the kitchen made before 1995, city consider as legally. Why is it like that? is there any way to show it done before 1995 to make it legal.

What are other ways around?

Also, by calling some by-law permit professional suggested to register as BAR so in basement can keep sink and cabint..so if city complains only stove removal shd done ...not the entier kitchen unit..is it true?

Also, as I have metioned how about room rent..and insurance done?

You answered the Q yourself, if the kitchen made before 1995. You can check with the city whether it is legal or not in your case if the property is before 1995. Most of time when seller sells the house, they need to be specifically specify about "Retrofit Status"

You are correct about wet bar and I believe you can also have a washroom.

Also, check with your insurance about the clause.
