There actually is a Canadian housing bubble and home prices need to revert back to their mean, which is what has happened in the USA, Ireland, Spain and every other market where 'irrational exuberance' was abound.

Welcome to govt control free market (CMHC, low interest rates, easy debt, over spending). Someone has to pay.
It's difficult to understand when a person makes money by not understanding it.
When you can rent same house in 1/2 the price without worrying about price depreciation then why to buy in such a irrational market. Now banks, financial institute, IMF and BOC are sending signals that RE market is over. You need to be financial disciplined to save/invest/rrsp/resp but RE is a big money game without having money.
GTA and Greater Vancouver have lowest salaries (compare to living cost and taxes) in North America in high paying jobs (STEM). I know two families who have excellent job offer in US but can not move because of RE negative equity. There should be at least 10% house price appreciation to get out without loss if we add realtor commission, mortgage breaking, closing cost and other miscellaneous cost.
Oh yes Real Estate Board sales pitch - if we are not selling then not loosing money and long term it's good to buy overprice houses. Then it holds true in everywhere and every investment in the world.
American never learned from Canada how to brainwash own people that we are different and economic laws do not work here.
