I am interested in property which reasonably priced and a good investment in etobicoke area. My interest is in property which requires little renovation and must be close to colleges/all amenities and facilities. It could be semi detached/detached/townhouse.

Gopalpai, you should be more specific about the location as etobicoke is spread between steels to lakshore. North etobicoke near steels is cheap but you know why. The price goes up while you go down of etobicoke.
Hence you need to narrow down the intersection areas to figure out the reasonable price.
the best way to check MLS.ca for initial idea of the locations and prices then you can move on with your research with realtors and ofcourse with our forum gurus.

btw i was looking between Eglington to Bloor and sqauring between islington to royalyork. will keep you posted if i get any deals
