Give suggestions what should be done when someone wants to vacate a 12 month leased rented apartment after first few months of staying( i.e., relocating to Kitchener from Mississauga close to workplace).
The property managers have informed that the first tenent is responsible for the complete term if the following two options are not utilised:
Options currently available:
1. Assign the remaining term of the lease to some other prospective tenent(which is difficult because you know very few people here and subject to approval by the buliding managers) OR
2. Buy out the lease terms by paying 3 months equivalent of rent paid for each month(which is an huge amount).
Any other options ? Pls. suggest.

I was recently informed by a real estate lawyer, that a tenant can also terminate tenancy at any time after giving 120 days written notice to the landlord. You might like to check this information by calling the customer service at above seen nos.
