Still the equation remains same..around 60-70% of that cash would towards the down payment of primary residence and remaing as investment propertie(s) may be 2 small houses or even a commercial property. Get your primary home debt-free asap let the investment properties remain debt ridden. yeah but after you have used all your RRSP, RESP and TFSA limits .

What I don't understand is those expert advisors...here is what they say:
1) you monthly installment should not exceed 35% of your gross income...35%
2) You should invest at least around 20% towards retirment (RRSP) 20%
3) You should have Life insurance and RESP for children i.e. 5%..................... 5%
4) You pay around 35% in taxes.......................................................................35%
If you add all these up it comes to around 95%, 5% me khayenge kya? Ghanta?

If I am in this situation, I would put 200k (or little less) in non registered investment for short term gain, say 6 months, as stock market is going up. Housing market is slowing down, so I will wait another six months, and invest them in 2 separate properties in coming Spring. 2 properties of different kind, different neighbourhood, different age reduce the risk IMHO.
I would invest in 2 properties.... One in Canada and the other in India.... It's a win win... Can't go wrong....
