Can anyone tell what problems I can face if I leave my aparment before lease expires (apart from loosing last month rent)?

It is normally not just the deposit...you are liable for the rent of the apartment till the landlord finds another tenant or end of lease which ever is earlier. Check your lease document and the fine print. The only other disadvantage is that you will not get a good reference from the current landlord when renting another place. If the outstandings in your name (due to rental build up) are not settled, the landlord MAY report to the credit agencies...
Better option, find a sub leasee and try to share the loss with the new leasee..

Are you asking about Chandigarh or Canada?
About Canada, Hchheda has told you. In Chandigarh you just lose your deposit.
Good to talk to them. We had the same issue. We had to take possession of new house this month. I talked with manager about 6 months back (soon after I signed the lease, we finalised hte deal for new house). She agreed that we can leave the house 6 months after. So, at this moment we stand to loose only one month rent.
